Stena Real Estate acquires Studio A in Warsaw, Poland

Warsaw, Poland –  3 July 2026

Stena Real Estate AB has acquired Studio A, the second phase of the Studio office development in Warsaw, from Skanska. With this transaction, Stena Real Estate becomes the owner of both phases of the Studio office complex, strengthening its long-term presence in the Polish office market. This acquisition marks an important step in Stena Real Estate’s expansion and further strengthens its presence in Warsaw.

The Studio A building is located in Wola, the most dynamic business district of Warsaw. The property comprises 26 above-ground floors, offering approximately 27,700 sqm of GLA. The project targets LEED and WELL certifications, as well as Building without Barriers, WiredScore and SmartScore. The building's carbon footprint, energy and operational efficiency are supported by AI-driven systems such as a digital twin. At the same time, it features high-quality digital infrastructure and an integrated wallet-based access system. Tenants also have access to four underground levels with 199 parking spaces, including extensive EV infrastructure.

Studio A:

The high-rise, completed in the fourth quarter of 2025, comprises approximately 27,700 square meters of gross leasable area, across twenty-six above-ground floors.  It is distinguished by blending wellbeing, flexibility, and efficiency with vibrant outdoor spaces and sustainable, tenant-focused design, and is occupied with tenants from sectors including finance, energy, pharmaceuticals, technology and professional services.

Studio:

is a two-phase office complex located in Wola, one of Warsaw’s fastest-growing business districts, with convenient access to public transport, including two metro stations, and urban amenities. The project has been developed as a modern office destination, centered around a landscaped green square that creates an inviting social hub with greenery, seating, and a vibrant community atmosphere. The first building of the complex, Studio B, was acquired by Stena Real Estate AB in the second quarter of 2024.

Stena Real Estate acquires two buildings in High5ive office complex in Kraków

Kraków, Poland – 27 June 2025

Stena Real Estate AB has reached a key milestone in its European expansion, now surpassing 100,000 sqm of modern office space in Poland. The Swedish real estate company strengthens its position in Kraków by acquiring two fully leased, LEED Platinum-certified buildings in the centrally located and highly desirable High5ive office complex.

“Crossing 100,000 sqm is a major milestone for us and signals our long-term commitment to Poland. Our growing portfolio gives us a strong platform for continued growth in one of Europe’s most promising office markets,” says Sofia Granlund, CEO, Stena Real Estate AB.

The properties – High5ive buildings “1” and “2” were acquired from a fund managed by Niam. This acquisition complements Stena Real Estate’s existing ownership of building “3,” which was purchased in early 2022. Together, the three properties anchor Stena Real Estate’s presence in Kraków, one of the most dynamic and competitive office markets in Central Europe.

The two newly acquired buildings offer a total of 23,600 sqm of GLA and host an impressive tenant line-up including Hitachi Energy, PwC, Business Link, Kaseya, and Shoper. Their LEED Platinum certification underlines the buildings’ strong sustainability profile and long-term value.

Located just steps from Kraków Główny railway station and the Main Market Square, High5ive offers excellent access to public transport, retail, and services – making it one of the most attractive office destinations in the city.

Currently, Stena Real Estate owns six office buildings in Poland: Spark B and Studio B in Warsaw, Centrum Południe 1 in Wrocław, and three buildings in the High5ive complex in Kraków.
